Summary

At the final inspection a WA property manager compares the property with the condition report from when you moved in. Clean every room to that standard: kitchen and oven, bathrooms, floors, windows and tracks, walls and marks, and the outside areas. Keep receipts for any professional cleaning your lease requires.

How the final inspection works in WA

When you move out of a rental in Western Australia, the property manager or landlord inspects the property and compares it with the property condition report completed at the start of the tenancy. Fair wear and tear is expected, but the property needs to be left reasonably clean. Anything that is dirtier than it was at the start can be deducted from the bond.

Read your lease before you start. Some leases require the carpets to be professionally cleaned at the end of the tenancy, and if yours does, keep the receipt to show the property manager.

Tips for getting your bond back

Take dated photos of every room when you finish, so you have a record of the condition you left it in. Book cleaning after the furniture is out, not before. Leave enough time before the inspection to fix anything missed. And if you use a professional cleaner, choose one that works to an end of lease checklist and will come back to fix anything the property manager raises.

Common questions

Do I have to use a professional cleaner when I move out?
Not usually. You must leave the property reasonably clean. Some leases require professional carpet cleaning, so check yours. Many tenants book a professional vacate clean to save time and reduce the risk of bond deductions.
How long does an end of lease clean take?
It depends on the size and condition of the property. A two-bedroom unit takes far less time than a four-bedroom house with carpets, so book early and allow time before the inspection.
